What is a snagging ?
Snagging is the process of inspecting a new build property for defects, poor workmanship and more serious issues that would fail building regulations. A snagging inspector will look for anything damaged during the construction process, that fixtures and fittings have been installed correctly, and check the quality of the building and decorating finish. An example of of a defect could include scratches on a window frames, glass or a worktop, poor paintwork, faulty extractor fans, poorly operating doors, a staircase outside of tolerance or leaks from plumbing items. A typical new home in the UK will return over 100 snags.
When should a snagging survey be done ?
Snagging should be done once a building developer has completed the construction and externals. Snagging can happen before or after completion. Some advise to have a snagging survey completed before completion allowing the house builder plenty of time to fix the snags before the property is moved into. Additionally, having a snagging report given to property developers before moving in means that there will be no disagreement about damage being caused by a developer or caused by an occupant. Most house builders will offer a 2 year warranty giving a home owner plenty of time to raise any defects. However, most house builders will prefer for snagging to happen as soon as possible to avoid the additional cost of sending contactors back to a property rather than use builders and decorators they have on site while continuing the development.

How long will a snagging survey take ?
3-4 hours dependant on the size of the property. Some 5-6 bedroom houses can take slightly longer. Once the inspection is complete the customer will receive an electronic copy of their report to pass onto the house builder.
What are the most common snags found ?
Every property is different and each development will have different standards of finish. Below is a list of some frequently found snags:
Untidy finishes on plasterwork, particularly around areas such as piping, media plates, light switches, ceiling lights, sockets and window reveals.
Poor finishing on grouting between tiles
Surface cracking and joints showing through on ceilings and walls
Damage to window and door frames.
Squeaking stair treads.
Damage to skirting woodwork.
Units, and particularly wall units, with paint splashes
Insufficient insulation on water pipes and tanks.
Heating system not balanced.
Poorly applied mastic to sanitary ware.
Leaks from sink and wash hand basin wastes.
Internal doors not closing correctly.
Mortar splashing on brickwork
How long should it take for the builder to rectify any snags ?
It is dependant on the type of snag for major defects such as those causing a danger or the construction does not meet the correct standards, these would need to be addressed straight away. For general snags site teams should ideally rectify these within 1-2 weeks. Some issues such as damage to floor tiles or scratches to windowpanes could involve a lead time while the developer orders a replacement, the wait could be weeks. This of course all depends on how helpful the developers are. Some property developers employ staff outside of their construction teams to fix snags.
